Garages

Practical space
for everyday life.

A garage can provide secure parking, extra storage or a workshop, and in many cases it can be built under Permitted Development (PD) without a full planning application — provided the relevant rules are met.

The key PD rules.

Garages fall under Class E of the Permitted Development Order. The main limits are set by the garage’s height, position and overall size, with additional rules for buildings forward of the principal elevation and within conservation areas.

See all the rules

The important bit:

Your garage must comply with all of the relevant PD rules. If any single limit is exceeded, a normal planning application may be required.

Where can it go?

A garage must be to the side or rear of the house and must not be forward of the principal elevation.

Detached garage standing separately behind the house in the rear garden
Side of house (allowed)
Detached garages and garden buildings: maximum 4 metres high with a dual-pitched roof, eaves maximum 2.5 metres
Rear of house (allowed)
In front of house (not allowed)
In front of house (not allowed)

How high can it be?

4 metres with a dual-pitched roof, 3 metres with any other roof, or 2.5 metres where any part is within 2 metres of a boundary. Eaves must not exceed 2.5 metres. Height is measured from the highest ground level immediately adjacent to the building.

Detached garages and garden buildings: maximum 4 metres high with a dual-pitched roof, eaves maximum 2.5 metres

How big can it be?

The total area of ground covered by buildings must not exceed 50% of the total area of the curtilage, excluding the ground area of the original dwellinghouse.

Materials and appearance.

The materials used should be of a similar appearance to the existing house or garden setting.

Permitted Development rights described on this page apply to houses in England under the Town and Country Planning (General Permitted Development) (England) Order 2015. Different planning rules apply in Scotland, Wales and Northern Ireland. This page is general guidance, not a formal planning determination — always check your own property and, where you need certainty, apply to your local planning authority for a Lawful Development Certificate.

Maximize your property’s footprint with precision and ease. Permitted provides complete design for Permitted Development Rights. Our packages are designed around the Permitted Development limits, so many projects can proceed without a full planning application.
