A timber garden office built as an outbuilding
Outbuildings and garden buildings

A flexible space
in your garden.

Garden buildings such as home offices, studios, gyms and storage buildings can often be built under Permitted Development (PD) without a planning application, provided the relevant rules are met.

The key PD rules.

Most outbuildings fall under Class E of the Permitted Development Order. The main limits are set by the building’s height, roof type, position and overall size, with additional rules for areas such as designated land and listed buildings.

The important bit:

Your outbuilding must comply with all of the relevant PD rules. If any single limit is exceeded, a normal planning application may be required.

Summer houseSummer houseA space to relax and enjoy your garden.

How high can it be?

4 metres with a dual-pitched roof, 3 metres with any other roof, or 2.5 metres where any part is within 2 metres of a boundary. Eaves must not exceed 2.5 metres.

Where can it go?

Your outbuilding must be in the rear garden and not forward of the principal elevation (front wall) of the house.

Garden rooms must be used as a home office, gym or hobby room, not as a bedroom or separate home

How big can it be?

The total area of ground covered by buildings must not exceed 50% of the total area of the curtilage, excluding the ground area of the original dwellinghouse.

Detached garages and garden buildings: maximum 4 metres high with a dual-pitched roof, eaves maximum 2.5 metres

The materials used should be of a similar appearance to the existing house or garden setting.

Permitted Development rights described on this page apply to houses in England under the Town and Country Planning (General Permitted Development) (England) Order 2015. Different planning rules apply in Scotland, Wales and Northern Ireland. This page is general guidance, not a formal planning determination — always check your own property and, where you need certainty, apply to your local planning authority for a Lawful Development Certificate.

Maximize your property’s footprint with precision and ease. Permitted provides complete design for Permitted Development Rights. Our packages are designed around the Permitted Development limits, so many projects can proceed without a full planning application.
