Fences, walls and boundaries

Define your
space with
confidence.

Fences, walls and boundary treatments can add privacy, security and character to your home — and in many cases they can be built under Permitted Development (PD) without a full planning application.

The key PD rules.

Fences, walls and gates fall under Class A of Part 2 of the Permitted Development Order. The main limits are set by their height, position and materials, with additional rules for those next to a highway or a listed building.

The important bit:

Your fence, wall or gate must comply with all of the relevant PD rules. If any single limit is exceeded, a normal planning application may be required.

What can you build?

A range of boundary treatments can often be built under PD, including:

FencesFencesTimber, close-board, slatted and decorative fencing.
Brick garden boundary wall with planted borderWallsBrick, stone or flint walls.
GatesGatesSide gates, driveway gates and garden gates.
Garden boundary formed by a trimmed hedge and planted shrubsHedgesNatural boundary treatments such as hedges and shrubs.

How high can it be?

The maximum height depends on where the fence, wall or gate is located.

Up to 2 metres within the boundary of your property (away from a highway).

Up to 1 metre next to a highway (road or footpath).

Where can it go?

Boundary treatments must usually be within the boundary of your property. Higher fences and walls near a highway have lower limits.

Materials and appearance.

Materials should be of a similar appearance to the existing house and surroundings.

Other important limits.

  • Must be within the boundary of the property.
  • Must not exceed 2 metres (or 1 metre next to a highway).
  • Must not be forward of the principal elevation of the house above 1 metre.
  • Must comply with additional rules in conservation areas, AONBs and near listed buildings.

Permitted Development rights described on this page apply to houses in England under the Town and Country Planning (General Permitted Development) (England) Order 2015. Different planning rules apply in Scotland, Wales and Northern Ireland. This page is general guidance, not a formal planning determination — always check your own property and, where you need certainty, apply to your local planning authority for a Lawful Development Certificate.

Maximize your property’s footprint with precision and ease. Permitted provides complete design for Permitted Development Rights. Our packages are designed around the Permitted Development limits, so many projects can proceed without a full planning application.
