Pre-designed drawings, configured for your home.
We have already drawn the common Permitted Development projects. You tell us about your property, choose your extension and configure it — and we prepare the drawing package for your home.
From postcode to drawings.
The whole process happens on one page. You can stop and come back at any point before you pay.

Your property
Enter your postcode once. We find your local planning authority and ask a few questions about the house — type, material, whether it has been extended before, and any restrictions you know of.

Choose your extension
Pick from eight pre-designed projects — porch, single storey rear or side, loft conversion, garden room, garage, two storey rear or conservatory.

Configure your design
Choose the real options we draw: wall material, roof form, and anything else specific to that project. Your design and price update as you go.

Review and buy
Check your configured project, read the scope, then pay securely. Add more than one extension to the same project if you need to.

Where structural calculations or specialist structural design are required, these must be provided by a suitably qualified Structural Engineer. Structural engineering can be arranged separately at additional cost where required.
What Permitted Development actually means.
Permitted Development rights allow many householder projects to go ahead without a full planning application, provided the work stays within defined limits set out in the General Permitted Development Order.
Our packages are designed to Permitted Development parameters — they are drawn around the standard householder limits for that project type.
This is important
Buying a drawing package is not planning permission and is not a Lawful Development Certificate. Whether your property benefits from the Permitted Development rights a project needs depends on your property and its history — including previous extensions, planning conditions, Article 4 Directions, conservation areas, designated land and listed status. Confirming that remains your responsibility.
- Permitted Development applies to houses, not flats or maisonettes
- Limits are measured against the original dwellinghouse, not the house as it stands today
- Materials should be similar in appearance to the existing house
- Work must not project forward of the principal elevation
- Building Regulations are separate from planning and will usually still apply
Our parent practice can help.
If your property does not benefit from the Permitted Development rights your project needs, it becomes a planning enquiry rather than an off-the-shelf drawing package.
PERMITTED is part of YPDS Architectural Services, a Leeds architectural design practice. They can review your project, advise on the right route and prepare a planning application where one is needed.
Measured surveys, bespoke design and planning applications.
Prepared, submitted and managed through to decision.
Technical drawings and submissions where your project needs them.
