PERMITTED provides pre-drawn Permitted Development drawing packages for homeowners across England. One pack, two purposes: get quotes, and build.
What we do
Most straightforward home extensions do not need a planning application. They fall under Permitted Development rights. What they still need is a proper set of drawings — so builders can quote accurately, and so the work can be built correctly.
We have drawn those packages in advance. You choose the type of extension, the material and the roof form, tell us about your property, and we prepare the set for your address.
What you receive
Every package contains the same set of sheets, supplied as PDF and supplied as sold: floor plan, roof plan, elevations, foundation and drainage, sections, services layout, standard construction details and a full written specification.
- Eight drawings plus the full Building Regulations and construction specification
- Supplied as PDF, emailed after payment
- Fixed price — no hidden costs, pay once
- Drawn to the standard householder Permitted Development parameters
Structural engineering design and calculations are not included, and can be arranged separately at additional cost where required.
Who prepares the drawings
Drawings are prepared by Robert Seward BA(Hons) Arch. ACIAT, Senior Architectural Technologist.
Part of YPDS
PERMITTED is part of Yorkshire Property Design Services (YPDS), an architectural practice based in Leeds.
What we do not provide
Our packages are drawing sets. They are not planning permission, a Lawful Development Certificate, or Building Control approval, and they cannot confirm what is allowed on a specific property. Guidance on this site is general information from our own practice. If you are unsure whether your project falls within Permitted Development, check with your local planning authority or obtain appropriate professional confirmation before ordering.
