A replacement front door and windows on a brick house
Windows and doors

Update your
home, your way.

Replacing windows and doors can improve your home’s appearance, comfort and energy efficiency. In many cases, these changes can be made under Permitted Development (PD) without a full planning application.

Check your property

The key PD rules.

Most replacement windows and doors fall under Class A of the Permitted Development Order. The main limits relate to the appearance, materials and whether the property is a listed building or in a conservation area, where additional rules may apply.

The important bit:

Your new windows or doors must comply with all of the relevant PD rules. If any single limit is exceeded, a normal planning application may be required.

What can be replaced?

A range of windows and doors can often be replaced under PD, including:

WindowsWindowsLike-for-like or similar style replacements, such as uPVC, timber or aluminium.
Small brick and glazed front porchExternal doorsFront, side or rear doors can often be replaced.
Single storey rear extension drawing packagePatio doorsIncluding French doors and bi-folding doors.
Loft conversions: maximum 40 cubic metres added for a terraced house, 50 cubic metres for other housesRoof windowsCertain roof windows can be replaced or added under PD (subject to limits).

Are there any size limits?

Replacement windows and doors must be similar in size and appearance to the existing ones. Enlarging openings or creating new ones may require planning permission.

What about appearance?

The new windows and doors should be of a similar appearance to the existing ones, especially on the front elevation or in a conservation area. Different materials or styles may need planning permission.

Materials and appearance.

If your property is listed or in a conservation area, additional rules apply and you may need planning permission, even for like-for-like replacements.

Conservation areas, National Parks, AONBs, the Broads and World Heritage Sites have fewer permitted development rights

Other important limits.

  • Must be similar in size and appearance to existing.
  • Must not enlarge an opening.
  • Must use materials of a similar appearance (especially on the front elevation).
  • Additional rules apply in conservation areas, AONBs and for listed buildings.

Permitted Development rights described on this page apply to houses in England under the Town and Country Planning (General Permitted Development) (England) Order 2015. Different planning rules apply in Scotland, Wales and Northern Ireland. This page is general guidance, not a formal planning determination — always check your own property and, where you need certainty, apply to your local planning authority for a Lawful Development Certificate.

Maximize your property’s footprint with precision and ease. Permitted provides complete design for Permitted Development Rights. Our packages are designed around the Permitted Development limits, so many projects can proceed without a full planning application.
