A porch can add character, provide useful extra space and improve energy efficiency — and in many cases it can be built under Permitted Development (PD) without a full planning application.
See what you could build at your home and choose the right drawing package.
Porches fall under Class D of the Permitted Development Order. The main limits are set by the porch’s size, height, position and design, with additional rules for listed buildings and conservation areas.
Your porch must comply with all of the relevant PD rules. If any single limit is exceeded, a normal planning application may be required.
A range of porch designs can often be built under PD, including:
Gabled porchA classic design with a pitched roof, commonly permitted under PD.
Flat-roof porchA contemporary option, subject to size and height limits.
Enclosed porchCan provide extra storage and weather protection.A porch must not be more than 3 square metres in ground area (measured externally).

The maximum height of a porch is 3 metres (measured from ground level to the highest part of the roof).

A porch must be built on an external door of the house, and no part of it may be within 2 metres of a boundary with a highway.

The materials used should be of a similar appearance to the existing house.

A front porch adding useful space and kerb appeal — built within PD limits.
A complete, builder-ready set of drawings supplied exactly as sold.
We will check your property, apply the relevant Permitted Development rules and help you configure the right design and drawing package for your home.
Permitted Development rights described on this page apply to houses in England under the Town and Country Planning (General Permitted Development) (England) Order 2015. Different planning rules apply in Scotland, Wales and Northern Ireland. This page is general guidance, not a formal planning determination — always check your own property and, where you need certainty, apply to your local planning authority for a Lawful Development Certificate.
Each one is already drawn. You choose the material, roof and options we actually draw, and that is the package you receive.
