A two-storey rear extension can significantly increase your living space, allowing for a larger kitchen, additional living space and extra bedrooms — without a normal planning application if it meets the Permitted Development (PD) rules.
See what you could build at your home and choose the right drawing package.
Two-storey rear extensions fall under Class A of the Permitted Development Order. The main limits are set by how far the extension projects from the original house, its height and overall size, with additional rules for terraced and semi-detached houses.
Your two-storey rear extension must comply with all of the relevant PD rules. If any single limit is exceeded, a normal planning application may be required.
A rear extension of more than one storey can project up to 3 metres beyond the rear wall of the original house. That limit is the same for a terraced, semi-detached or detached house — there is no difference by house type.
It must also not sit within 7 metres of the boundary opposite the rear wall of the house being enlarged.

The extension must not be higher than the highest part of the roof of the existing house, and its eaves must not be higher than the eaves of the existing house. Within 2 metres of a boundary, eaves must not exceed 3 metres.

The extension must not be wider than the original house.

The roof form should normally be similar in appearance to the existing house, and the materials used should be of a similar appearance to the existing house.

We will check your property, apply the relevant Permitted Development rules and help you configure the right design and drawing package for your home.
Permitted Development rights described on this page apply to houses in England under the Town and Country Planning (General Permitted Development) (England) Order 2015. Different planning rules apply in Scotland, Wales and Northern Ireland. This page is general guidance, not a formal planning determination — always check your own property and, where you need certainty, apply to your local planning authority for a Lawful Development Certificate.
Each one is already drawn. You choose the material, roof and options we actually draw, and that is the package you receive.
