Rear view of a house with two dormer loft conversion
Dormer windows

Brighten your
home from within.

A dormer window can add head height, natural light and usable space to your loft conversion — and in many cases it can be built under Permitted Development (PD) without a full planning application.

The key PD rules.

Dormer windows fall under Class B of the Permitted Development Order. The main limits are set by the size, height and design of the dormer, with additional rules for the position on the roof and materials, particularly for side-facing dormers.

See all the rules

The important bit:

Your dormer must comply with all of the relevant PD rules. If any single limit is exceeded, a normal planning application may be required.

What types are allowed?

Different types of dormer window may be permitted under PD, including:

Rear view of a house with two dormer loft conversionRear dormerThe most common type, increasing head height and usable floor space in your loft.
Gable-front dormerGable-front dormerCan be permitted in some cases, subject to size and design limits.
Loft conversions: maximum 40 cubic metres added for a terraced house, 50 cubic metres for other housesFlat-roof dormerA popular option, often permitted to the rear of the property.

How big can it be?

A dormer is limited by the volume it adds to the original roof space: 40 cubic metres for a terrace house, or 50 cubic metres in any other case, including any previous enlargement.

Dormers must be set back at least 20 centimetres up the roof slope from the eaves

How high and where?

No part may exceed the height of the highest part of the existing roof, and nothing may extend beyond the plane of a roof slope that forms the principal elevation and fronts a highway. The enlargement should be set back at least 0.2 metres from the original eaves, measured along the roof slope, so far as practicable.

Materials and appearance.

The materials used should be of a similar appearance to the existing roof, including the roof covering and any cladding.

Permitted Development rights described on this page apply to houses in England under the Town and Country Planning (General Permitted Development) (England) Order 2015. Different planning rules apply in Scotland, Wales and Northern Ireland. This page is general guidance, not a formal planning determination — always check your own property and, where you need certainty, apply to your local planning authority for a Lawful Development Certificate.

Maximize your property’s footprint with precision and ease. Permitted provides complete design for Permitted Development Rights. Our packages are designed around the Permitted Development limits, so many projects can proceed without a full planning application.
