Small brick and glazed front porch
Porches

A warmer
welcome home.

A porch can add character, provide useful extra space and improve energy efficiency — and in many cases it can be built under Permitted Development (PD) without a full planning application.

The key PD rules.

Porches fall under Class D of the Permitted Development Order. The main limits are set by the porch’s size, height, position and design, with additional rules for listed buildings and conservation areas.

The important bit:

Your porch must comply with all of the relevant PD rules. If any single limit is exceeded, a normal planning application may be required.

What types are allowed?

A range of porch designs can often be built under PD, including:

Small brick and glazed front porchGabled porchA classic design with a pitched roof, commonly permitted under PD.
Flat-roof porchFlat-roof porchA contemporary option, subject to size and height limits.
Small brick and glazed front porchEnclosed porchCan provide extra storage and weather protection.

How big can it be?

A porch must not be more than 3 square metres in ground area (measured externally).

Porches under Class D: maximum 3 square metres, maximum 3 metres high, at least 2 metres from a boundary with a highway

How high can it be?

The maximum height of a porch is 3 metres (measured from ground level to the highest part of the roof).

Permitted Development rights described on this page apply to houses in England under the Town and Country Planning (General Permitted Development) (England) Order 2015. Different planning rules apply in Scotland, Wales and Northern Ireland. This page is general guidance, not a formal planning determination — always check your own property and, where you need certainty, apply to your local planning authority for a Lawful Development Certificate.

Maximize your property’s footprint with precision and ease. Permitted provides complete design for Permitted Development Rights. Our packages are designed around the Permitted Development limits, so many projects can proceed without a full planning application.
