Single storey side extension on a house
Single-storey side extensions

More room
at the side.

A single-storey side extension can add valuable living space without a normal planning application if it meets the Permitted Development (PD) rules.

The key PD rules.

Single-storey side extensions fall under Class A of the Permitted Development Order. The main limits are set by the width, height and the position of the extension relative to the original house and your boundary.

See all the rules

The important bit:

Your side extension must comply with all of the relevant PD rules. If any single limit is exceeded, a normal planning application may be required.

How wide can it be?

The total width of extensions (including previous extensions) must not be more than 50% of the width of the original house.

50%of the original house width (maximum)

How high can it be?

The maximum height of a single-storey side extension is 4 metres.

Single storey side extension: no wider than half the width of the original house and maximum 4 metres high

Where can it go?

A side extension must be built on a side elevation and must not be forward of the principal elevation (front wall) of the original house.

Must not be forward of the principal elevation

Materials and appearance.

Your extension should comply with the 2 metre boundary rule and any other relevant restrictions. The materials used should be of a similar appearance to the existing house.

Extensions within 2 metres of a boundary: eaves height must not exceed 3 metres

Other important limits.

  • Must be on a side elevation of the original house.
  • Must not be forward of the principal elevation.
  • Maximum height 4 metres.
  • No more than half the width of the original house.
  • Must comply with any restrictions that apply to your property or area.

Permitted Development rights described on this page apply to houses in England under the Town and Country Planning (General Permitted Development) (England) Order 2015. Different planning rules apply in Scotland, Wales and Northern Ireland. This page is general guidance, not a formal planning determination — always check your own property and, where you need certainty, apply to your local planning authority for a Lawful Development Certificate.

Maximize your property’s footprint with precision and ease. Permitted provides complete design for Permitted Development Rights. Our packages are designed around the Permitted Development limits, so many projects can proceed without a full planning application.
