Conservatories

A brighter
home, with
more space.

A conservatory can add valuable living space and bring more light into your home. In many cases, a conservatory can be built under Permitted Development (PD) without a full planning application.

The key PD rules.

Conservatories generally fall under Class A of the Permitted Development Order. The main limits are set by the conservatory’s size, height, position and use, with additional rules for listed buildings, conservation areas and homes near a highway.

See all the rules

The important bit:

Your conservatory must comply with all of the relevant PD rules. If any single limit is exceeded, a normal planning application may be required.

What types are allowed?

A range of conservatory designs can often be built under PD, including:

Lean-to conservatoryLean-to conservatoryA simple, modern design with a sloping roof.
Victorian conservatoryVictorian conservatoryA classic style with a multi-faceted front and pitched roof.
Conservatories: maximum 3 metres deep, or 4 metres for a detached house, and maximum 4 metres highEdwardian conservatoryA square or rectangular design with a pitched roof.

How big can it be?

A conservatory must not extend more than 3 metres beyond the rear wall of the original house (or 4 metres for a detached house). The maximum height is 4 metres.

Conservatories: maximum 3 metres deep, or 4 metres for a detached house, and maximum 4 metres high

Where can it go?

A conservatory must be to the rear of the original house and must not be forward of the principal elevation (including any side elevation facing a highway).

Materials and appearance.

Materials should be of a similar appearance to the existing house and be of a high quality design.

Permitted Development rights described on this page apply to houses in England under the Town and Country Planning (General Permitted Development) (England) Order 2015. Different planning rules apply in Scotland, Wales and Northern Ireland. This page is general guidance, not a formal planning determination — always check your own property and, where you need certainty, apply to your local planning authority for a Lawful Development Certificate.

Maximize your property’s footprint with precision and ease. Permitted provides complete design for Permitted Development Rights. Our packages are designed around the Permitted Development limits, so many projects can proceed without a full planning application.
